When getting ready to sell your property, there are many things you can do to help make sure you get the most for your property in the shortest amount of time. "Curb appeal" is the term used to describe the impression a buyer gets when pulling up to your home. When you pull up to your home yourself, make notes about anything you think someone might not like and fix it if it's within reason. As far as the inside, depending on your budget you may want to do some cosmetic uprades like carpet(or other flooring)and paint. Outside, the exterior paint is important as it affects the outside appearance the most. Having your landscaping tidy also does a lot for curb appeal.
If your home happens to be fully remodeled that's great, if not then you should come up with a budget of what you're willing to spend to prepare the home for sale. It may be something as simple as a good cleaning of the entire home. All clutter should be removed, and most personal items should be removed also if possible.
You want to make the rooms appear open and large by minimizing unnecessary items. The windows should get a good cleaning along wth everything else in the house. Grass should be cut, bushes trimmed, sqeaky or misaligned doors fixed, and bad light bulbs replaced. Any glaring cosmetic problems should be fixed if possible.
If your home is in a higher price range and you can afford 3-4k to hire a professional stager, it's well worth the money. A stager will bring that special touch to your home by using interior design techniques to create the most pleasing atmosphere possible. The idea is to create an atmosphere that a prospective buyer will be impressed by, and to make your home stand out in comparison to others in the same price range.
